  • What is the best way to schedule a showing appointment?

    Please call us at 406-249-22486 or follow link in header. 


  • Is the House Occupied?

    Yes, currently renters are living in the home.  This is why we ideally require 48 hours notice for showing. All showings require an appointment.


  • Why is 48 hour notice for showings required?

    Currently, the house is rented and requires the owner to give tenants a 48-hour courtesy notice for showings.

  • How does property get Internet?

    Currently, all the Internet needs are being met by Spacelink.  Additionally, Hughes Net Service or comparable satellite service is available.

  • Is the fence the property line?

    No! The fence in the backyard of the property is not the property line.  This parcel uniquely jets out into the crystal river roughly 50 feet beyond the fence creating the .47 acre lot.

  • Is there a propane tank?

    Yes, the propane tank is owned and underground, another rarity for the area.


  • Does the listing price include the heated garage area in its price per sq foot calculations?

    No, our price per square foot is listed as all liveable square footage and does not include the attached heated garage.  Our listing fully complies with and matches the Pitkin County Assessors website. 

  • Is this house a "Flip"?

    This house is NOT a flip!  The owner has had the house since 2017.  The 2024 "Sale" involved a third party In the business of assisting owners to make the extensive renovation and updates in the remainder of 2024 and early 2025.
